Location: Two rooms for rent in a single family house at Graham Rd, Falls Church within walking distance(6 min) to bus station of 1A, 1B, 1Z going to metro stations(Orange/Silver lines), located convenient for gas, shopping and dining. Bus stops, grocery stores, restaurants, furniture store, gym, public library, parks and trails are all around the location.

There are two relatively independent units in this single family house, the owner lives in one unit; There are two unfurnished rooms available now in another unit in this single family house with front and back yards. New wood floor and new paint for the entire house. Partially renovated kitchen(share with the owner). $750 for 1st room, $730 for 2nd room (the two rooms share with one full bathroom).

One person per room only. Three persons share the kitchen, washer and dryer in house. Parking space might be provided, while on-street parking is available.

Ideal tenant: Clean and quiet scholar, student, professional with stable income or savings to pay rent. One year lease preferred（at least 6 months), longer lease is possible. No smoking, no pets, no drugs, no parties.

该独立住宅拥有两个相对独立的单元（其中一个单元有房东居住），另一单元中的两卧室出租，位于Graham Rd, Falls Church，步行约6分钟到公车站（开往地铁站Ballston metro (orange/Silver lines)，附近有加油站、公共图书馆、各类商店、饭店、公园和山野步行道，距大华府地区最具人气的大中华超市（the Great Wall supermarket）约6分钟车程。

两个新装修的房间（无家具）均有壁橱，新木地板和新油漆，每房仅限住一人，共用卫生间，价格分别为750和730美元。与房主合用厨房。此宅有洗衣机、干衣机、冷气、暖气和前后院落，亦可能提供停车位，街道停车自便。

理想的房客是喜欢安静、整洁的学者、学生、白领上班族或自由职业者，有稳定收入或充足储蓄以按时支付房租和杂费。一年期租约优先（至少半年）。禁止室内吸烟、养宠物、吸毒、私人派对。
